We’re an independent insurance agency in Gainesville, in business since 1983. Florida agency license L055907, held by Lee C. McGriff and Mack Williams Insurance Agency, Inc. We work with Jacksonville and Northeast Florida homeowners, including St. Johns County, by phone, email and video. This page is a starting point for St. Johns County homeowners, with links to our guides for Nocatee, RiverTown, Durbin Crossing and other communities.

What changes from one part of the county to another

St. Johns County includes the City of St. Augustine, the City of St. Augustine Beach, part of the Town of Marineland and large unincorporated communities such as Nocatee (most of which is in St. Johns County), RiverTown, Durbin Crossing and Julington Creek Plantation. A St. Augustine or Ponte Vedra mailing address doesn’t always tell you whether a home is inside a city or in unincorporated St. Johns County. Your city or county determines which flood maps, floodplain office, building department and local rules apply to your home, and insurers rate homes by exact location. When you ask for a quote, give us your full street address.

  • Home age: the U.S. Census Bureau’s American Community Survey estimates that the median year built for housing units in St. Johns County is 2004, compared with 1980 in the City of St. Augustine (American Community Survey 2020-2024 5-year estimates, table B25035). Older homes can bring more questions about the roof, electrical, plumbing, and heating and air conditioning.
  • Roof age: Under Florida law, an insurer may not refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old. If the roof is at least 15 years old, the insurer must let you have it inspected by an authorized inspector (one the insurer approves), at your expense, before requiring a new roof, and it can’t refuse to issue or renew solely because of roof age if the inspection shows at least 5 years of useful life left (section 627.7011(5), Florida Statutes). Insurers can still decline a home for other lawful reasons. Each guide below explains what that means for homes in that community.
  • Flood: our St. Johns County flood zones guide found that 12,734 of 135,969 residential parcels in the county (9.4%) have their main building in a FEMA high risk flood zone, and the share ranges from about 45% in the City of St. Augustine to almost none in some inland neighborhoods. Homeowners policies generally don’t cover flood, so flood coverage is a separate policy.
  • Wind: wind can damage homes anywhere in the county, not only near the beaches, so a wind mitigation report and knowing your hurricane deductible matter everywhere.

Main St. Johns County neighborhoods

  • Nocatee: a master planned community mostly in St. Johns County, with part in Duval County, so the county line matters for flood maps and evacuation zones. See also our Nocatee golf cart and LSV guide.
  • RiverTown: mostly newer homes along the St. Johns River, coverage amounts on a new home, golf carts and flood zones.
  • Durbin Crossing: a built out community where many original roofs are reaching 15 years, plus wind mitigation and flood zones.

More St. Johns County guides

  • Julington Creek Plantation: homes from the 1990s and 2000s, roof age, wind mitigation and flood zones around lakes and creeks.
  • St. Augustine: older homes, the city limits versus unincorporated St. Johns County, and a large share of homes in high risk flood zones.
  • St. Johns County flood zones by area: what FEMA’s maps show for cities, communities and neighborhoods across the county.
